In plain English

A residential mortgage is a loan to buy the home you live in, secured against that property. The rate and monthly payments you’re offered depend on things like your deposit, your income and the type of deal you choose. We look across lenders to find one that suits your circumstances, then handle the paperwork with you.

A good fit if…

You’re buying your first home, moving house, or want to borrow against the equity in your current home.

Worth asking us about

How much you could borrow, fixed vs tracker rates, and protecting your new mortgage with life cover.

The details

First-time buyers. A first-time buyer mortgage is aimed specifically at people buying a property in the UK for the first time. Buying your first home is a huge commitment, so we’ll help you weigh up deposit against borrowing to find a mortgage rate that can help you achieve that dream.

Moving home. If you’re selling your current property and buying a new one, the proceeds of the sale will be used to repay your existing mortgage. You then take out a new homemover mortgage with your current provider or a new lender.

Second charge mortgages. As the name implies, a second mortgage will mean that you have two mortgages on your home. It is a secured loan taken out in addition to your first mortgage, against the equity in your property.

Questions people ask us

How much deposit do I need?
It depends on the lender and your circumstances, but many lenders ask for at least 5 to 10% of the property price. A bigger deposit usually gets you a better rate. We’ll show you what’s realistic for you.
Can you help if I’ve been turned down before?
Often, yes. Lenders have different criteria, so a refusal from one doesn’t mean you’ll be refused by them all. Tell us what happened and we’ll look at your options.
What happens to my mortgage when I move home?
If you’re selling, the sale proceeds repay your existing mortgage and you take out a new homemover mortgage, with your current lender or a new one. Some deals can be moved to your new property, so we’ll check whether yours can.
What is a second charge mortgage?
A secured loan taken out in addition to your first mortgage, against the equity in your property. It means you’ll have two mortgages on your home, so we’ll always compare it with alternatives like borrowing more from your current lender.
